New to Real Estate and wondering what people think - 2 yr plan

Hello,

My name is Josh Netz and I am new to real estate (Lancaster, PA). I'm not exactly sure what the end goal is per deal, but I'm hoping to find great deals then wholesale the house, fix-n-flip, and buy-n-hold few for passive income. Have been listening to a lot of people talk about real estate investing and what I've heard a bunch is starting with the end in mind and having a plan. I know I typically overestimate new ideas and am a little overoptimistic, so, here's my plan/road map and I was wondering if ya'll could let me know what you think. 

2017 - the remainder of the year, I want to learn "how to find great deals"

- successfully complete 3 deals

2018 - do 12 deals

2019 - do 24 deals

5yr goal - 4k per month in passive income through rental properties 

If anyone has any constructive feedback for that would be great, if not, then it's full steam ahead for me.

Sounds like a sweet plan. I have similar goals. I am looking to get $6k a month to replace me and my wife's salary.

I am also new here. How are you planning to finance your first deals? Are you working now? What is your current salary?
