Out of state investments

I am a California resident so clearly investing in my own state will amount to a negative cash flow situation. In my limited research I have found that investing outside of California is one of the few ways to find properties that are positive in cash flow. I know there are many philosophies on investing remotely. I’d love to hear people’s experiences with investing outside of their state? Is it worth it for me to invest in a property across the country for that little bit of cash flow and tiny appreciation?
