"Subject To" Investing Strategy

Hi everyone! I'm actually looking to take the plunge finally and get into investing.  Currently I've been looking at duplexes and triplexes in the greater Philadelphia area for rental income and have already been pre-approved through traditional means to buy.  Lately I've been seeing more and more about the "subject to" investing strategy and would like to connect with someone who's been successful with this in the past or is currently employing it in their toolkit.  Philadelphia seems like the prime market considering there are a lot of sellers just looking to cut a deal and receive some relief and perhaps this would be a nice way to dip my toe into the water.  If anyone has any advice, it would be greatly appreciated.
