Needing Advice on a 1st investment

Hello, I'm yet to make my first investment. I'm looking at a house the is 3 bed, 2bath and is estimated at $130,000. The own tried to sell the house but was unsuccessful. A huge part of that was do to the real estate agent. No one wants to deal with them because of past deals gone bad. The owner is willing to sell the property to me for $113,000. I need some advice to see if it's worth buying, rent to own as the owner, or rental?? Any device would be greatly appreciated.
