2nd rental property!!

Tomorrow i will be closing on my second house ive been building my savings for this moment! The one question i do have is that i already have a tenant wanting to rent but im not sure if i should take advantage of them and ask 1300 a month. Or be realistic and charge them 1000-1100 which is what houses are renting for in that area. Also the house did not come with washers and dryer or refrigerator just curious do we “landlord” provide that or is that the tenants responsibility to buy their own appliances

Every rental I have already has a refrigerator.  I only offer washer/dryer in one of my units and that was because I was having trouble renting it.  As far as rent I'd go with what the area will support.  If it's $1000-$1100 then that's what it is.  The tenant will likely stay longer if the rent is appropriately priced.
