I think most investors Are familiar with some of the services that Title companies can provide. Primarily that the will perform various levels of title search to check for encumbrances, encroachments and other issues of title.

Title companies provide other services and can provide a wealth information.

I'm glad you brought this up Charles. I'm sure a lot of new investors out there aren't aware of all the potential benefits of working with a good title company. Here's a few that I find very helpful from my title company:

1. Free mailing lists for any farm area I want
2. Free access to RealQuest for running comps, looking at title history, encumberances, foreclosure activity, flood maps, etc...
3. Escrow services (in the general sense of the word), especially for deals which are a bit more creative
4. Continuing education classes and free seminars
5. Notary services
6. And lastly, but most importantly, free cookies and beverages at closing!!!
