Do You Personally Use BP Calculator for Analyzing Deals?

Hey Everyone,

I think the calculators provided by BP is great! In fact, to the point where I'm considering the PRO membership so I can continue to use it. 

But I was wondering what everyone else does for analyzing deals. Do you use it personally for real estate deals? Do you have your own formula? If so, why? If you don't use it, why?

I love the calculators! But they are very focused on COC return. I ran so many properties thru the calculators to find my sweet spot. I would encourage getting PRO
