Due Diligence on Property: How and Where?

HEY BP! New and excited to be here!

I will be mostly posting about Seattle but won't hesitate to work on deals nationwide.

I have  recently started by emailing and calling bankruptcy lawyers in certain areas in order to find deals.  This is what my mentor encouraged me to do.  So let's assume, I get ahold of a trustee that is selling, get it looked at by a contractor before any loi or  being under contract....How do you find the legal records of a house for cheap or free? Where in the court records do I need to be searching, or asking?
