First Fix/Flip Financing Advice

Forgive me if this sounds like an armature question, it is, I need advice!

I have an opportunity to purchase a home with a very high return (fix/flip). I've done my numbers and have had house estimated for repairs/work. I'm a stay at home mom, so I can dedicate my time to this HOWEVER, I'm not sure where I go to obtain financing?! That is where I am stuck. I don't have a current income and my credit is not the greatest. I messed up as a teen/young adult and have spent some time trying to rebuild but I have hit a few bumps here and there.

Any suggestions on any sources or groups that anyone has had experience with who would help in this situation? I'm skeptical about some of the hard money lenders but is that my best option to build for future business?

What about bringing in a partner who has money/credit? Where would you even begin a search like that?

All suggestions or advice are welcomed!
