How to get financing when I don't have w2 earnings?

I recently sold my business and have about $200,000 in the bank to use to invest in real estate. I do not have any w2 earnings so I have been told that getting a loan no matter the money I put down will be difficult. I am wanting to Brrrr. 

Curious if anyone can recommend some creative financing options.
