My market is very low income. Very limited property’s. Help

My market is very low income. Lack of good paying jobs don’t allow for much home ownership and most rentals are so run down they practically need gutted, and most renters can only afford Section 8. Houses are uaually on market for over 3 months minimum as well with very limited appreciation. Want to start investing but don’t know where to start.

 Investing out of state in your situation doesn't make any sense. Nobody invests out of state to find more expensive properties. Sounds like you live in a low barrier to entry market. What you are seeing as problems most people from the west coast see as opportunities. Anything you do out of state will be more expensive and have slimmer margins because you need to involve more middleman to get the job done.
