Hello everyone, I started reviewing the BP few days ago, and I am already loving it, it is so informative and I can feel how much every one here is welling to help and share their experiences, I am in the Chicago Land area, and looking for investors who are willing to use some volunteers who are wIllIng to help in exchange of experience. I am not sure if this is normal to ask but I thought i’de ask anyways...

The easiest money flipping properties is finding a steal on a property, buying it, do very little work and sell it. Either to a contractor(investor)that does major rehabs or to a home owner if it is close to move in ready.  Doing major rehab work is risky.  You have to know a lot about the process, real estate, your area, contracting, construction, etc.  It is not as easy as seen on TV.   

I found years ago that I make as much profit renting for a year or so as I would selling a property and still have the property and don't pay FICA taxes.  

Buy and Hold cheap houses is the ticket.
