Hey I'm looking for a purchase and sales agreement for wholesaling in California and what part of the contract allows you to back out if you can't find a buyer?
You need to talk to a lawyer contracts are not something you want to mess up. As a side note wholesaling in California is going to be extremely tough so buckle up.
Wholesaling in California is very tough. I have looked into virtually wholesaling in the Michigan and Minnesota but I'm still figuring out the process of how I'm going to do that
@Austin Pham there is a ton of competition from other wholesalers in California, and when homes do go to the MLS if they are anywhere near the price you would be able to offer the seller they usually sell within a week at, above, or close to the list price. This means that people aren't stuck with a property that they can't sell. Finding sellers willing to sell at the price you need for a wholesale fee plus profit for the end buyer is the tough part.
Agree with @Aaron K. . There are distressed properties such as ones being burnt down that is listed and sold very close to the cost as a newly finished home. It's a crazy market.
