First timer looking to buy a Duplex

Hi everyone, My wife and I and 2 kids are looking to buy the Duplex we currently rent here in Boston.The landlord approached me asking had i any interest in purchasing it from him. It hasn't been appraised yet. Both units are 3 bed 1 bath. I'm a self employed contractor and my wife has a fairly good job in finance.

Just looking for some advise on what type of loan we should be looking at (FHA, Mass Housing, sellers finance, etc).

The house needs some updating ( new roof, kitchen, bathroom on second floor as each unit is over 3 floors and the bathroom is currently on the first) and comps in the area are anywhere from 450k - 600k.  Rents combined would total $3900

Any advice wold be greatly appreciated.
