Thanks @Dan Barli for the warm welcome! My preference is single family or multi-family homes in the northern NJ area, only because this is it will be easier to manage it all. However, I am open to good opportunities should they arise in other markets as well.
@Levi Friedbauer You should start networking with local wholesalers, investors and lenders to get your name as an investor out there and start getting leads. Go to local REI events found either here on BP or on meetup and network with others.

@Levi Friedbauer Register on meetup site. Sign up for at least one REI club and meetup will push your way a ton of other REI clubs suggestions. I have a group in Northern NJ. I don't want to post it here as it may be construed as advertisement. So please find it in my profile or PM me. Also, I'd recommend checking out groups run by Glen Gallucci and Paul Kim in Newark; Nick Tang in Hasbrouck Heights. Feel free to PM me for more recommendations.

@Alina Trigub , there used to be a meet up in the Panera on rt17 in Bergen county. do you know anything about that one? I would like to attend one of the REI meeting, but come and go so fast. I live in Bergen county and I want to begin investing in Bergen county.

@James Hardy Since you want to wholesale you need to:
1) build your investors' list
2) create deal flow
For that you need to:
1) go to networking events. These can be found via BP and/or Meetup sites. There're a couple in Newark and JC worth checking out.
2) research and look for deals via direct mailing and other creative ways such as bird-dogging and/or cold calling.
