Contacting home owners after reviewing county records?

On my commute to-and-from work I have seen some homes that may be good options for wholesaling. I looked them up on the county records and found that they are owned by an LLC. I didn't see a phone number or the name of a managing agent.

I did however see the address of the LLC being listed as a PO box. I tried looking at the state corporation commission for the registry of the LLC, but didn't see it listed in Utah. Obviously someone wants anonymity.

How would you go about contacting the property owner to potentially see if they would be interested in selling?

In general, how have you contacted home owners in the past for wholesale or flip opportunities?
