Tenant vacate property without paying rent; Please Help

Hello everyone. I have tenants whose lease expires the 30 of this month and I gave them a 30 day notice that I will not be renewing their lease. I believe they vacated the property and are not going to pay me this month's rent. Regardless I will serve them a 3-day notice tomorrow to pay or vacate the property. After the 3 day notice and believing that they vacated the property, how do I acquire the property legally? I still have their deposit so I also want to know if I have to notify them that they forfeited their deposit. Please help me and I appreciate all the help.

well for me this is common.. they just leave knowing you have the deposit that covers the last month rent and you need to sue them for damages.. sounds like you just go in change locks and move on that's what I would do.. but keep in mind I don't always follow tenant landlord rules. LOL
