Wholesaling Mobile Homes

Hi BP! Anybody have any experience in wholesaling mobile homes? How would you find comps on the mobile homes? I am thinking of putting a 3br. 2ba. double wide mobile home under contract but really have no clue on how to find comps. Did some research in the same park but prices are ranged far apart. Any help is appereciated. Thanks

Hello Samuel - I can help you out with the comps... Sounds like the home is in a park? 

Finding comps... 

1) Size of the home. Families in my market love 3/2s...  Is the house a single or doublewide? 

2) Condition of the home. Check the roof, flooring, electric, ac unit, and water heater....

3) How nice is the park? Does the park require any repairs? Would you live in the park? I don't invest in parks that I wouldn't live in. Homes in nice areas/parks sell very quick. 

4) Year doesn't seem to be an issue. Updated 1975 doublewide trailers will sell for more than a non-updated 1985 doublewide trailer.
