My partner and I came across a 4 unit property and just curious to know if anyone thinks this could be a good deal:

It's in Detroit and the owner is asking for $120,000.00
The property comes with tenants.

Square Feet Per Unit: 650
Rent per unit:
Unit 1: $550.00; Unit 2: $781.00; Unit 3: $550.00; Unit 4: $550.00

Current Income: $29,172.00
Potential Income: $29,172.00
Gross income: $30,372.00
Income: $29,172.00 

Less Vacancy: $1,200.00

Expenses
Repairs & Maintenance: $1,500.00
Supplies: $1,000.00 

Management fee: $2,917.00
Water: $250.00
Gas/Electric: Tenant pay
Real Estate Taxes: $133.00
Insurance: $375.00 
Trash: $50.00

repair is $1500 for 4 units?  Even if it is turn key one mishap consumes the budget.
