What type of loan for first rental home?

I'm planning soon buy my first rental home, however, I'm trying to figure out what would be the best type of loan for this situation. 

I already have an FHA loan for the house I'm leaving it now. I have been working on a company for about 8 years.

    I guess it depends if you have cash or not.  The easiest is probably the 25% down conventional loan.  If you don't have cash then you have to get creative with private money/hard money etc.
