Buying The prettiest property on the ugly block/ my first rental

Hey, I was thinking should I buy my first rental properties on the prettiest property on the ugly block. It a three unit property 2 are rented and other unit is a Airbnb but it's 375k. Do you think is to much to start off for my first rental and it $44,400, Expenses: 5,907 NOI: $38,493 = 10.0% Cap. What you guys think BP I need some help.
