Can a house portfolio be wholesale individually?

Hi, I am working with a seller who owns about 40 sfh, he buys and hold but some of this rentals are not performing well and he's residing out of town. It's clear why they're not performing, some are in C neighborhoods, small square footage, some are boarded up and there's even a property with small family tombs from the 1800s. Now there are a few others with good potentials in upcoming neighborhoods and good square footage. If i was to put 5 to 10 properties under 1 contract as a portfolio so I can get them deeply discounted for 60 days. Is it possible that i can wholesale or close on some of this properties individually. I imagine I can't assign the contract since it's for a portfolio, but could I double close on some of these properties, maybe even give me enough capital to close on the portfolio and hold the not so good properties myself. What's a good strategy here? Do I just have to do 10 different contracts?
