Hi. Has anyone used Neighborhood Scout? Is it useful? I'm doing my best to learn the neighborhoods in more depth here in Pittsburgh.

Wow...I feel dumb now! I will check it out... that's what I get for reading too quickly!

Had not used it. I looked up one of my target cities. Found the following: median home value is $40k (40%) higher than my target ARV median rent is $113 lower than my target median annual household income is $854 less than target median annual household income times .75 divided by 12 divided by 3 is $136 higher than median household rent (Another way to look at it, gross median monthly income is 4x target rent. Very Nice!) Of 75000 homes and apartments 71% are SFR 48% are 3 bedroom 62% are w/in my ARV range 70% are 1970 or newer All in all a very nice confirmation of why I chose to target this particular city in the Dallas/Ft Worth metroplex.

Philip, What exactly would this neighborhood scout do? Are you out of the area and unable to scout areas yourself? How would you compensate this scout? Are you talking very basic...someone going around and taking pictures and pricing properties?
