@Ante Bolling welcome to BP I see it is your first post. 

You have to decide for yourself what is best given the particular situation and deal. A disadvantage is hard money is expensive. In my area 15% and 3 points. Many people shy away because 15% seems like such high interest. Yet that same investor would gladly split a deal 50/50 with a money partner. 

Think about that. They will give away 50% of a deal yet think 15% interest is too much.  Often it is not the cost of money that is important, it is the availability of the money.
