Need help working with a Realtor as a Lease Purchase Investor...

So one of the books I own on the subject had a chapter about being a Lease Purchase Investor and working with a realtor along the way. Thing is I really don't know how to structure a deal with the realtor about a property that I may have an interest in.

If anybody has a method on that I would love to hear about it, thanks.
