My buy and hold analysis

Can someone help me and look at my Buy & Hold Analysis of this duplex, and let me know your thoughts. I will not be house hacking. They are actually asking $264,000 but I did the analysis at $240,000, I'm even thinking of offering $200,000, 80 days on the market and needs some TLC which I can do on my own. I'm a drywall contractor in the West Palm Beach area.
