What kind of loans can be used on condos under 100K

Good Afternoon Everyone,

I have a few questions in regards to loans for condos 100k or less. I'm brand new to the RE investor world and this year I'm going for my first buy in Orlando, FL-- Can I buy the condo with a HELOC and apply for delay financing on a property that is 100k or less? I heard on you tube that its hard to get financing for condos that are below a certain amount and that its best to just buy these in cash. Second question is, if delay financing into a regular loan doesn't work what other types of loans could be used? Thank you,

iris
