Galveston Texas rental market

I’m interested in investing in Galveston, Texas. My dad lives there so I know a little about the island. However, I was thinking of buying a cheaper house (approximately 100k) and renting it out. There is two major colleges on the island. What are the thoughts on this area? What questions do I need answered before I take the plunge? Thanks
