How do I get started with Real Estate Investing?!

Hello.  My name is Cynthia (Cindy).  I have been following as much as I can most of the questions and responses posted.

I have an opportunity to purchase the building I currently reside in from my landlord.  How perfect does my credit have to be to get started?!  I have been working on it for the last year and have brought it up point-wise; however, there are some things that still need correcting.

Should I try to get pre-approved first (as if I were buying my own single family home)?  Should I use a real estate agent?

Any advise and suggestions are welcomed.
