Where do I start for my first property.

So I have been thinking about this for sometime now and I would really like to get into investment property’s. Trouble is I have no idea where to start. Iv never bought a home I’m pretty young still, my wife and I have been looking into the idea of buying our own place while we finish up school. Then turning it into a rental property when she’s done but I’m not sure what would be best. To look more into buying some kind of townhome or condo near the school that we could rent out later or look into buying a duplex that we could start by renting out one side and living in the other for the next year or two. What would some of you recommend? What have been your experiences with townhomes and condos? Our lease for our apartment is up in a few months and this has been pressing on my mind until I’m thinking about it in my sleep. How do I get started? Do I set this up as a business before I buy? Some of you veterans what would you have done differently that could help me get started? Im open to hear anything.
