What is your strategy is discovering the value in a property?

I am brand new to real estate investing. I want to know before showing the money, how do you know a piece of property will be a bread-winner/good investment?

What do you look for in all aspects? Or do you hire someone for that?

Hi Orville, welcome to REI. You need to firstly determine what you mean by a "good investment"? Are you looking for cashflow? Are you looking for appreciation? Everyone has their own definition of what makes a good investment. Then you need to determine based on your definition, if that particular property meets or exceeds your criteria. There are tons of posts about how to analyze deals for cashflow and how to estimate appreciation. I've never hired anyone to determine if an investment was a good one for me, because no one is qualified to know my personal situation better than me. Get clear on your goals and then go from there.
