Wholesaler Mark Ups

So I'm new. Really fresh. Not a single unit yet. Wanting to use the BRRRR strategy. Been talking to 3 wholesaler firms about "deals." Seems like every off market listing I see has an asking price that is so close to 75% of the ARV that there's no margin left to rehab or profit from the refi. Any advice?
