I’m getting prequalified for a mortgage to purchase a duplex to house hack. I’ve run the numbers, everything is looking good. Two questions here:

Should there be a percent of the income going toward attorney fees? Why or why not?

For a 2/1 unit, is it worthwhile to replace the hot water heater with a tankless heater? Why or why not?
