If you are not 55+ but, you want to buy a house to rent it to 55+ people. Could you do that? Or do you have to be 55+ to be able to buy the house?

I am almost certain that you can purchase the house, but you cannot live in the community. You could lease it to someone 55+, unless the HOA has a limit on how many residences can be renters. Some have a percentage of the residence that must be owners. This would be something you find out during the due diligence period.
