When I call Gc's to ask to walk my first few deals. Should I inform them inspect enough damage that would consider the house rent ready or would they just naturally inspect the whole home? Sorry if the question is not cyrstal clear. Hope I explained it well enough.
you should ask them to look whole house over and advise what they think needs to be done in order for the house to be 100% ready to rent. Have them give you an estimate for amount of work needed.
Write down everything the inspector and you note get a feel what the total cost will be. The rule of thumb for flipping or lease out is spend just enough for profit taking. Have a contractor to decide without knowing about features and trends, the best case scenario is over spend.
