New to Investing in Fargo ND/Moorhead MN area

Hi, i am brand new to Real estate investing. I am 23 years old and i have been running my own home improvement company for about 3 years now and it's going well. I've always work in construction and actually went to college for carpentry. I'm wanting to start doing something with my money instead of it just sitting in my bank account i would love to (in the future) have all my income be passively made. Currently have about $30,000 saved up and am thinking about doing a flip or even Brrrr a house in the winter when i slow down. So if there is anyone around this area that has done this or have any advice that would be greatly appreciated, thanks and i am very excited to start this part of my journey!
