Hi All,
I saw one property in Memphis TN for 77K giving rent of 750$

Price: $76,900

Type: Single Family Residence

Rent: $750

Square Footage: 1159

Bedrooms: 3

Bathroom: 1.0

Year Built: 1951

Issue i see with property is huge trees near by as attached. Do the trees damage foundation and building and risky to tenants?
I am beginning investor absolutely want to make 100% risk free investments in my next deals. Can you please suggest if i should proceed or just drop this deal. Please advise.
Thanks,
