What is the best type of real estate to build massive wealth?

I am thinking there is going to be a recession in the market but besides that I am 18 and looking to protect myself from that and build wealth through college. I have a lot of knowledge about MFH and SFR but is there another type of real estate that is better or should any advice from anyone who has had a lot of experience?
