Low Appraisal for Refinancing - Anyone had this experience?

I have a property that I'm refinancing which came in below appraised value over a year ago. Has anyone else faced this issue?

I spoke to the appraiser and they said they could only use the only comp available 0.5 miles away, but that property was run down, took over 6 months to sell, was in a bad location, and rents were 77% below mine.

According to the appraiser they are unable to use other comps.

Any feedback on what to do next? First hand experience appreciated.
