I’m a 28 year old veteran in California looking to invest.

Hello you guys, I'm a 28 year old veteran living in California. I have access to the VA home loan. My goal is to eventually make enough passive income to quit the rat race. What would be the best area in real estate to focus on to achieve this goal? Single families? Multi plex's? And has anyone ever used the VA home loan and can offer advice on it?
