Have buyer for contract for deed, but no house

Hello all, I'm completely new and learning as fast as I can, but this question is taking over my head and I'd like to resolve it long enough to move on!

I know a buyer looking to buy contract for deed, and I am looking to find properties to sell that way. If I already have a buyer lined up is there a better/faster/cheaper/etc way to get to the monthly cash flow instead of buying a property in the traditional way and then reselling it CD? Seems the transaction costs would be doubled unnecessarily.
