Hello BP, I'm new to real estate investing and I am interested in buy and holds. I was hoping someone could help me with what I should be looking for when researching markets to invest in? Any advice would be a big help!
@Jason Wilson it depends on if you want to maximize cash flow, hope for appreciation or have a mix of both. I recommend a mix of both. The main things on a market level though will be job/ population growth as well as income/ income growth, price to rent ratio and of course property taxes. Texas looks unbelievable and then you look at the property taxes, I think PA also has high property taxes.
#1 asked question on BP
#1 answer is, if it's a viable option in your local market that is where you should start. If I recall correctly there are markets in the NJ area that can work.
Aaron, do you have any advice on the best way to find out job and income growth?
Scott, I would like to stay close for now, do you have any recommendations for areas in New Jersey?
