Need help with details of how hard & private money works

Hi BP,

I'm new to investing and I am trying to understand how hard or private money deals work from a contractual standpoint.  Are there standard contract templates for these types of agreements?  Any books or additional resources that to point me in the right direction on research would be greatly appreciated!
