Buying first home, new construction

I will be getting married very soon and me and my fiancé have been looking into getting our first home. Now we are looking in the California market, so homes are very pricey.

We are planning on buying a new construction that has a layout to potentially rent it out to help with the rent.

Does anyone have any experience with new construction at all?
