So weird questions....
There is a pretty bad small house for sale near me tucked away in a neighborhood and around the area these 600k houses are being built. This house looks real bad from the outside and I'm assuming it would just need to be tore down and built over.
There are no signs in the front yard to indicate its for sale. I go online and try to find some information in an attempt to cold call. Low and behold I see its listed online for sale through several of the sites and been on there for months.
So I guess my question, if a house is on MLS then can the owner still be contacted to see about a wholesale or do the realtor need to be contacted or is this a case of just leave it alone.

@Quentin Brown my guess is that it is bank owned.
There is nothing stopping you from contacting the owner but it is very likely they are in an exclusive contract with a broker. If that’s the case, the broker would require you to use their forms which usually prohibit “assignments” in their contracts.
You could try calling the listing broker and just being honest. You probably won’t get a deal but you’ll get your questions answered and learn and who knows? You might get a deal.

I would really start focusing on off-market lead generation.
It is just the better way to do business.

yeah @Jerryll Noorden you wouldnt even know they were selling it how crappy it look. Thats why i was so surprised. im going to contact agent. worst he can say is no right.

In that case you know what I would do? Send him a personalized letter. Tell him you do not buy houses that are listed but the second it is not listed anymore to contact you.
Give them your number your email your address, a piece of your hair, a nail clipping, and an eyeball if you have to.
He will reach out to you when that piece of pooples doesn't sell on the market!
