How can I ask an investor to fund a deal ? In Connecticut

I currently work as a contractor for a few investor in CT. I know start up investor to hard money lenders who also invest. I have experienced rehabbing property, and all general repairs of home improvement, I also have experience managing projects. I would like to obtain my first property wether it’s in a partnership with another investor or not. How can I ask one of my investor to fund or partnership a deal with me ? Kinda stuck on what to say or offer ? How can I approach ? Somebody help!

Explain that you have experience in these areas and how that is a benefit to them. Make sure the financials make sense. You can use the BP calculators to create an idea of the money needed for the investment as well as the projected value appreciation. The goal is not how to get an investor, but how to let the investor know about the value you and the project bring.
