New Middle Georgia and Atlanta Investor

I am a new investor looking to get my first rental property preferably a duplex, triplex or 4plex. As an engineer for the Air Force, I enjoy my job and coworkers but I've have always hated the idea working for somewhere else. I am completely new and don't know much about Real Estate investing but committed everyday to learn and achieve my Goals. I am humbled and happy to be a member of bigger pockets and look forwarded to learning a lot from this beautiful community. I would appreciate any advice, tips or anything that helps me reach my Goal Of getting my first rental property. I am interested in getting a mentor and help Bring value to them. For folks who have or had mentors how did you come across one and what type of value did you provide to them? Also, I would love to network with any investors in the Atlanta, Ga and middle Georgia Area. Thank you! Happy new year to you all!!

Hey @Souleymane Hanne , welcome to the BP family! I suggest you join GAREIA and start attending their meetings. You will meet like minded folk and learn a lot. I also suggest you start to try and figure out what you want to accomplish with REI and how you plan to get there. Start to put together your team (realtor, lender, contractor, etc) and create yearly, monthly, weekly goals for yourself.

Hello @Marc Brenner I appreciate the feedback. I just finished my 5 year plan and have been breaking it down by the yearly, monthly and weekly goals. I look forward to signing up for GAREIA and attending the meetings. After your suggestions, my next step will be forming a team to help with the process. Thank you very Much!

Hey @Souleymane Hanne ! First off, welcome to the BP community!

It sounds like you are already on the right track to get your first property. Those short and long-term goals are vital because without having a why or a path to follow, you'll just meander around for a while and most likely not get anywhere. 

I am also a new investor in the Atlanta area. I have built some of my team already and am now just searching for deals. I highly recommend finding a good agent to get you connected with automatic updates on properties within your criteria that hit the MLS. At the same time, you'll want to start finding ways to generate those off-market leads. This is vital here in Atlanta because of the degree of competition. And like @Marc Brenner mentioned, definitely get in some meet up groups. But at the same time really dive into BP forums, as this can be a highly effective networking tool.

While I cannot be your mentor due to my lack of experience, I'd be happy to help answer any questions you may have. Perhaps we can learn from each other!
