Help analyzing a deal I’m considering

I am looking at and analyzing deals almost daily and came across a potential deal I wanted some advise on. Here are the specs

Asking price: $169,000

ARV price: $190-$200,000

Last purchased in 2017 for $135,000 and owners removed flooring and bathroom and did not replace. It needs some work, I calculated roughly $10,000.

On the market 15 days

This is located 4 miles from ski resort and 10 miles from a big mountain lake. Considering this for an Airbnb investment and to have a “free” cabin in the mountains to take the family.

I would try and get the property for $140,000. It is located in California.

Any help or advise is much appreciated.
