Why are properties purchased over asking price

I am actively looking for multi-unit in NJ area and majority of properties I am interested in and put offers in are being purchased over asking price. Based on the numbers I run, I don’t understand how a profit can be made off what the properties are being purchased for? Any advice on what can I do to get my offers excepted ?
