Acquiring financing working a commission job

Jordan Kelly
Posted

I have 2 single family homes and am looking to get a third or possibly a duplex, but am having trouble finding financing. I have a 750+ credit score and have never missed a payment on either mortgage, but my income is all commission. The banks I spoke with wanted me to work there 2 years before they'd consider lending to me and they said it would still be difficult.  Any suggestions for working around this?

@Jordan Kelly There are very competitive asset based or "commercial" products out there that will base the loans entirely on FICO, Experience and Subject Property Cash Flow. You don't need to resort to hard money. These loans don't require any personal income verification and can get rates relatively close to conventional (typically mid 5% range at par for 30 year fixed). It's ideal for investors with less than 2 years of income history, self employed investors with heavy write offs, investors who already have 10 + mortgages (there's no caps on these), and investors who want to vest title in a LLC. No Tax Returns, W2s, or Pay stubs require to lock in a great 30 year fixed rate.
